A.       Gerald Zahorchak Preliminary /final subdivision plan

The subject property is located within an R2 District

a.        133-14. §A, B, C:  Lots and Lot dimensions:

                                                               i.      The subject tract is located on the east side of Schrader Street (unopened), or as otherwise referred to as Wales Avenue on some plots, and north of Bedford Street (SR-3016) The applicant is proposing to subdivide a 0.235-acre area from the existing 2.484-acre lot. Upon sale of the lot to Gerald Zahorchak the proposed 0.235 acres will not become developed for the foreseeable future

b.        133.15§A: Lots other than corner lots shall have a minimum setback line of 35 feet in the front yard; 10 in the side yard; and 15 feet in the rear yard.  The proposed side setback is 40 feet

c.        The purpose of this plan is to subdivide a portion of the lands of Johnstown (Bedford)DPP.LLC.  No other improvements are proposed as a part of this plan. The property/subdivision described herein is and shall be dedicated for the express purpose of Agricultural use

B.       Lamar Advertising- 461 Eisenhower Blvd Bill board request

The subject property is located within a Light Manufacturing District.

Article X-Signs

155-38 General Provisions

155-38§F.  The height of any sign may not exceed the building height regulation for the Zone in which the sign is to be erected, and in no case may the height of a sign exceed forty (40) feet, as measured from the ground level to the top of the sign, except in a light manufacturing district as specified in §155-41

Billboards may be permitted by the Zoning Hearing’s Board granting of a special exception, provided that.  See § (a, b, c, d, e)
